Wynn Resorts Advances Al Marjan Island Beachfront Development

Wynn Resorts has unveiled plans for a 550-meter beachfront at its Wynn Al Marjan Island integrated resort. This development will include a sheltered lagoon and an offshore artificial reef, marking the first public view of the resort's shoreline offerings ahead of its projected 2027 opening.

The completed beachfront is designed around a protected lagoon meant for swimming and snorkeling. At both ends of the shoreline, submerged rock formations will enhance the natural look and improve water conditions.

Wynn intends to foster marine life with engineered reef structures built offshore, which are meant to aid in forming marine habitats. Early observations indicate that coral and various marine organisms are beginning to inhabit these artificial reefs. Ospreys have also been spotted nesting nearby, further indicating successful ecological integration.

Max Tappeiner, president of Wynn Al Marjan Island, stated, “The ambition was to create a shoreline where guests can escape, somewhere they can swim in calm, clear water and enjoy the beachfront in complete privacy.” He noted that this marks “Wynn Resorts’ first beachfront destination.” Tappeiner added that the resort offers an opportunity to create a unique experience characterized by exceptional surroundings and skilled service.

The resort will also house a fine art gallery featuring paintings, 17th-century tapestries, Victorian-era cut glass, and an 18th-century Buccleuch vase.

Originally announced in 2022, Wynn Al Marjan Island obtained a commercial gaming license from the UAE’s General Commercial Gaming Regulatory Authority in October 2024, making Wynn Resorts the first operator to receive a land-based license. The initial opening was scheduled for March 2027 but was delayed to September 2027 due to conflicts in the Middle East, which briefly halted construction in February before it resumed in March with enhanced safety measures for employees.

In the second quarter, Wynn reported an investment of $48.1 million towards the resort’s development, reflecting its 40% ownership stake.
